STOP THE BOARD !!
A PETITION by Walden Condominium owners, through their representatives, to the Walden Condominium Association Board of Directors and American Property Management, Inc. (APM) to immediately halt both from proceeding forward on the special assessment process and voting for an expected roofs and elevators, etc. special assessment.
I. We, the undersigned, having concerns about the upcoming expected Walden Condominium Association special assessment(s) for roof and elevator repair/replace, its’ mentioned possible cost, its’ contractor selection process, its’ contractor selection, the lack of communication to and participation by the unit owners, hereby petition the Walden Condominium Association and American Property Management of Illinois (APM), Inc. to immediately halt and delay any and all official decision(s) / vote(s) for a selected contractor and selected contract to perform roof, elevator and any other and all improvements being considered for this expected assessment.
II. The petitioners, through this petition, require the Board’s and APM’s recognition and acknowledgement of the unit owners’ representative committee, composed of unit owners from both the 1912 and 1926 Prairie Square buildings, as representative to them of the units ownership to be included in and participate in any and all special assessment meetings, such as Board, committee, APM, vendor/contractor meetings, whether specially scheduled or part of another meeting. This begins with the Board’s full disclosure to the unit owners’ committee of progress to date, the contractor candidates, their proposals, the chosen contractor to date, the right to demand additional proposals either submitted by the Board, APM, through the homeowners committee, or others, financing alternatives. The units committee reserves the right to hire an outside consultant to submit qualified proposals.
III. The petitioners, through their committee representatives, seek to satisfy unit owners with the number of proposals submitted, the price quoted, the schedule / priority of building improvements, the schedule of assessment monies required, whether all immediate or staged, financing options. The undersigned through their committee, require full transparency, involvement and their approval in all decisions related to the improvements needed and monies disbursed, requiring this special assessment.
